Property Management has been our core business since 1954. We take Property Management one step further with Real Estate Asset Management. The goal of Real Estate Asset Management is to maximize property value and investment returns. As Real Estate Asset Managers, we can help you identify the right property that fits your individual needs and goals (long term or vacation rental), assist you in purchasing your property, maximize your income as a rental property, oversee the maintenance and preservation of the asset, strategically advise you on necessary or recommended improvements, and when the time is right, help you sell your property for top dollar.

We currently manage over 400 properties in Carmel, Carmel Valley, Pebble Beach, Carmel Highlands, Pacific Grove, and Monterey. Services

There is a lot involved with leasing a home. We can assist in making this process easier for you. What services do we provide as a full-time property management company?

  • Marketing.  We photograph and market your property online through the most effective channels. 

​

  • Screening.  We have a comprehensive application and screening process. We make sure to target and secure quality tenants that satisfy our owners and ensure their objectives are met.

  • Paperwork. We prepare leases, addenda, and legal disclosures, collect security deposits (maximum allowable by CA Civil Code), collect rent, inspect the home, and maintain a clean and organized property and maintenance file with all necessary paperwork.

  • Accounting. We pay maintenance expenses from rental income, pay owners via electronic deposit or paper check, mail or e-mail monthly and year-end statements, and provide 1099's. Most importantly, we do it accurately and with attention to detail.

  • Maintenance.  With your approval, we will handle maintenance items that may arise. We have an agent available 24/7 to handle after-hours emergencies. We do not mark up maintenance bills. We use our on-staff maintenance professionals when possible to minimize expense to the owner.

  • Evictions and Collections.  Should the situation arise, we do the legwork to handle all proceedings (except legal fees).

​

  • Move Outs.  We handle inspections, cleanings, repairs, and settlement of security deposits all in accordance with the California Civil Code.

​​Tenant Procurement

For owners who wish to have an active role in managing their property, we also offer a “Tenant Procurement Service” at a reduced fee. With this structure, San Carlos Agency, Inc. handles every step from securing tenants through move-in; after that, the owner takes over management. Rental Opinion Letters (Opinion of Market Value)

San Carlos Agency, Inc. is often asked to perform an opinion of rental value analysis for properties in our area on behalf of clients seeking a lower-cost alternative to an appraisal. San Carlos Agency, Inc. now offers this service to third parties, including but not limited to law firms, accounting firms, other real estate brokerages, and general homeowners. 

 

The opinion of market rental value is based upon knowledge of the rental market using the properties our office currently manages or has rented in the past, competing property management websites, and online advertising sites. 

 

Our staff of licensed real estate professionals are not certified appraisers of real property, but we bring years of real-world property management experience to each assignment, applying our in-depth knowledge and unique insights of each local market to their letters of opinion. Whether it is a basis for a mortgage loan, settling estates and/or probate, or tax purposes, our expert opinion may be able to help you or your company solve a discrepancy or make a decision.
