There is a lot involved with leasing a home. We can ASSIST in makING this process easier for you. What services do we provide as a full-time property management company?

  • Marketing.  We photograph and market your property online through the most effective channels including to our extensive distribution lists as well as in our office. 

  • Screening.  We have a very thorough application and screening process. We make sure to target and secure quality tenants that satisfy our owners and ensure their objectives are met.

  • Paperwork. We prepare leases, addendums and legal disclosures, collect security deposits (maximum allowable by CA Civil Code), collect rent, inspect the home, and maintain a clean and organized property and maintenance file with all necessary paperwork.

  • Accounting. We pay maintenance expenses from rental income, pay owners via electronic deposit or paper check, mail or e-mail monthly and year-end statements, and provide 1099's. Most importantly, we do it accurately and with attention to detail.

  • Maintenance.  With your approval, we handle maintenance items that may arise. We have an agent available 24/7 to handle after hours emergencies. We do not mark-up maintenance bills. We use our maintenance professionals on staff when possible to minimize expense to the owner. 

  • Evictions and Collections.  Should the situation arise, we do the leg work to handle all proceedings (except legal fees).

  • Move Outs.  We handle inspections, cleanings, repairs and settlement of security deposits all in accordance with California Civil Code.

For those owners who wish to have an active role in the management of their property, we also have a “Tenant Procurement Service” at a reduced fee. With this structure, San Carlos Agency, Inc. handles every step from securing tenants through move-in; after that, the owner takes over management. Rental Opinion Letters (Opinion of Market Value)

San Carlos Agency, Inc. is often asked to perform an opinion of rental value analysis on properties in our area on the behest of clients looking for a lower cost alternative to an appraisal. San Carlos Agency, Inc. now offers this service to third parties including but not limited to law firms, accounting firms, other real estate brokerages and general homeowners. 


The opinion of market rental value is based upon knowledge of the rental market using the properties our office currently manages or has rented in the past, competing property management websites and online advertising services including Zillow, Craigslist and others.


Our staff of licensed real estate professionals are not certified appraisers of real property but we bring years of real-world property management experience to each assignment, applying their in-depth knowledge and unique insights of each local market to their letters of opinion. Whether it is a basis for a mortgage loan, settling estates and/or probate, or tax purposes, our expert opinion may be able to help you or your company solve a discrepancy or make a decision.
