Tenant Procurement

The best solution for a "do-it-yourself" Landlord. We use our marketing and tenant selection expertise to find you the best qualified tenant. Once the tenant moves in, we turn the rest over to you. Of course, we’re still here for advice if you need us!

  • Consultation with Landlord
  • Arrange cleaning or minor repairs, if needed
  • Show property to prospective Tenants
  • Interview prospective Tenants
  • Advertise rental in Monterey Herald and on San Carlos Agency Rental List
  • Provide and review Tenant applications
  • Perform credit checks
  • Perform background checks (employer(s) , personal friends, etc.)
  • Present prospective Tenant's qualifications to Landlord
  • Prepare & process Lease/Rental Agreement for execution by the Landlord & Tenant
  • Collect first/last months' rents and deposit
  • Reclean if necessary
  • Turn over keys to Tenant
  • Relinquish management responsibilities to Landlord

    FEE: Six percent (6%) of the gross rent of the first lease
    (One-year minimum, owner pays all advertising)
