Consultation with the Landlord

Arrange minor repairs/cleaning, if warranted

Show rental property to prospective tenants

Advertise rental in Monterey Herald and on San Carlos Agency Rental List

Provide and review Tenant applications

Perform credit checks (TRW)

Perform background checks (employer(s), personal friends, etc.)

Present prospective Tenant's qualifications to Landlord

Prepare & process Lease/Rental Agreement for execution

Collect first/last months' rents and deposit

Arranging re-cleaning, if necessary

Turn over keys to Tenant

Provide inventory sheet and list of utility companies to Tenant

Provide monthly collection of rents

Deposit rent in Landlord's bank account or forward check to Landlord

Provide monthly income and expense statement to Landlord

Handle all maintenance, including emergency repairs (up to a specified limit
agreed to in management agreement), replacements of appliances, furnace, water
heater, if necessary, lock-outs, etc.)

Perform walk through with Tenants within two weeks of occupancy Eviction
proceedings , if necessary (except attorney fees)

Collection proceedings , if necessary (except attorney fees)

Provide end-of-year 1099 report for taxes

Check out Tenants at the termination of tenancy
FEE: Ten percent (10%) of each month's rent (Owner pays all advertising costs)
