The Benefits of Short Term Rentals

President Emeritus of San Carlos Agency, Inc., Bruce Britton, recently responded to the Editor of The Carmel Pine Cone regarding the benefit of short term rentals. San Carlos Agency, Inc. is taking the lead in the effort to resolve this issue in Monterey County.

Dear Editor,

We agree with your editorial conclusion that our elected officials should decide the outcome of short-term rentals, but they should do so on an informed basis with factual information, not rumor and hypocrisy. A well written ordinance will guide hosts, guests and neighbors. It will weed out the bad actors on all sides and will strengthen our communities.

Short-term rentals have existed in the Carmel area since the first houses were built in the early 1900s, especially in second homes or artist studios. These rentals continued to expand through the decades as the town grew. In many cases, permanent residents were introduced to Carmel through vacation rentals in homes. Many permanent residents rent their homes when they go on vacation, during events, or when they lose their jobs and need extra income to pay their mortgages or taxes.

Poorly conceived ordinances have been impossible to enforce, and our communities have lost millions in revenue by not collecting the transient occupancy tax that would have been paid had the county developed well thought out, reasonable, enforceable ordinances. In Carmel, the number and severity of complaints has been minimal as most residents are respectful of neighbors here, just as our residents are respectful of neighbors when they travel and occupy rentals in other areas.

Our experience shows that purchasing a home to use exclusively as a short-term rental is not financially feasible, although we are fortunate that owners of second homes are willing to share them. This sentiment is echoed by the California Coastal Commission that favors short-term rentals throughout coastal areas of the state.

Short-term rentals have been in our neighborhoods a very long time, provide quality visitors who enhance our community culturally, help maintain a healthy economy adding jobs and sustaining businesses, provide a larger tax base for an improved infrastructure, and offer a chance to return the favor to people who let us stay in their residential neighborhoods worldwide.
